I Have Signed My Contract – What Now?

Congratulations—you've signed your remodeling contract! That's a biggie. That means design, budget, and scope of work have been agreed to and your project can begin.


But chances are, you being a homeowner, you're already asking: "OK. now what?"


Here's what to anticipate after signing your contract to make you ready and optimistic about the future.

Step 1: Scheduling and Timeline


Following the signing of your contract, your contractor will actually schedule your project. This entails:

  • Selecting a start date

  • Elaborating on the expected project period

  • Your contractor scheduling subcontractors (electricians, plumbing etc.) for their portion(s) of the project


In the Front Range of Colorado, note that weather will sometimes get in the way of outdoor projects such as decks, siding, or roofs and thus schedules will, naturally, have some flexibility.

Step 2: Permits and Inspection


If your project necessitates permits (typical with kitchens, bathrooms, additions, or anything structural), your contractor will take care of the paperwork with your city or county.

  • It ensures your project complies with local building codes.

  • It protects you when selling your property—unlicensed work can delay or deter a transaction.

Step 3: Ordering Materials


Then your contractor will place an order for materials necessary to remodel. This may include ordering flooring, cabinets, tile, fixtures, or any other specialized pieces.

  • Pet and child plan—it's best to keep pets and children out of active construction sites.

When all is set, then the project officially begins. This is what awaits you:

  • Weekly or daily report of progress from your contractor.

  • Point of contact regarding questions and/or concerns.

  • Dust, noise, and disruption—it’s all part of the process, but we always take steps to minimize the mess.

Step 6: Inspection and Quality Control


For any project that requires permits, building inspectors of your local council will check for compliance at certain benchmarks (e.g., following plumbing or electrical rough-ins). Your contractor will schedule these inspections to keep the project moving along.

Step 7: Final Walkaround and Completion of Project


At project's end, you will go through a final walkthrough with your contractor. Now's your opportunity to:

  • Make sure that everything appears and functions as expected.

  • Develop a "punch list" of small repairs (such as paint correction or hardware adjustments).

  • Collect any relevant appliance instructions, warranties, and care and maintenance documents.
